Welcome to At Home with Stilig, a place where we’ll be sharing inspiration, helpful information, behind-the-scenes looks at the building process, design ideas, homeowner tips, and everything in between.


And for our first conversation, we thought we’d start right at the beginning.


What do you actually need to know before deciding to build a home?

The answer might be less than you think.


You Don’t Have to Have Everything Figured Out


One of the biggest misconceptions about building a home is that you need to come to a builder knowing exactly what you want.


The perfect floor plan.


Every finish.


Your cabinet color.


The exact piece of land.


A complete Pinterest board.


You don’t.


Part of the building process is figuring those things out along the way.

Maybe you know you want to build but have no idea what size home makes sense for your budget. Maybe you know the area where you want to live but haven’t found the right property yet. Maybe you have a long list of things you love but aren’t sure how they all fit together.


That’s okay.


You don’t need to have your entire home figured out before starting the conversation.

There are, however, two very important places to begin:


Your budget and your location.


Step One: Start With Your Budget


Before choosing a floor plan, looking at finishes, or getting attached to a particular home, it’s important to understand what makes sense financially.

That starts with preapproval.


A preapproval gives you a much clearer picture of what you can comfortably invest in your new home and helps us begin the building conversation with realistic expectations.


Your budget can influence nearly every decision that follows, including the size of your home, the property you choose, your floor plan, finishes, upgrades, and site-related costs.


Starting with realistic numbers isn’t meant to take the excitement out of the process.

It actually helps protect it.


When everyone understands the budget from the beginning, we can focus on homes, options, and ideas that truly make sense for you instead of having to make major adjustments later.

Stilig Homes highly recommends working with Will Robinson at Dart Bank, our preferred lender.


Will is familiar with the Stilig Homes building process, our timelines, construction financing, draw schedules, and the different financing options that may be available to our clients.


That familiarity can make communication easier and help the financing and building process move as smoothly as possible.


However, working with Will or using Dart Bank is not a requirement.


You are always welcome to choose the lender that is the best fit for you.


We recommend Will because of his experience working with Stilig Homes and his understanding of our process, but ultimately, the choice of lender is yours.


Depending on your qualifications and situation, there may also be different financing options available, including conventional, FHA, VA, USDA, or construction financing.


The goal is simply to get a clear understanding of your financing early so that you can move forward with realistic numbers, clear expectations, and fewer surprises.



Step Two: Think About Location


Once you have a better understanding of your budget, the next big question is:


Where do you want to build?


Maybe you already own land.


Maybe you’ve found a property you love.


Maybe you know the general area where you want to live but haven’t found the right lot yet.


Or maybe you are still completely open to different locations.


That’s okay too.


Your property is an important part of the building equation because not every home works on every lot.


Lot size, site conditions, utilities, local requirements, orientation, and other property-specific factors can all influence what you can build and what additional costs may be involved.


That’s why we recommend thinking about your budget and location before getting too far into floor plans and finishes.


Those two pieces create the foundation for everything that comes next.


Then Think About How You Want to Live


Once budget and location begin to take shape, you can start thinking about the home itself.


And this is where we encourage you to focus less on what looks good online and more on how you actually live.


Do you need a home office?


Would a mudroom make everyday life easier?


How many bedrooms do you really need?


Do you entertain often?


Is an open kitchen and living area important to you?


Would you prefer your primary suite away from the other bedrooms?


Do you need extra storage?


Are you planning for your needs today, or do you want this home to work for you ten or twenty years from now?


The best home isn’t simply the one with the prettiest floor plan.


It’s the one that works for the people living there.


Find the Right Floor Plan


Once we understand your budget, location, and priorities, looking at floor plans becomes much easier.


Instead of simply asking:


“Do I like this house?”


You can start asking:


“Does this house actually work for us?”


Maybe one of our plans is already a great fit.


Maybe you like most of a plan but want to explore different options.


Or maybe looking through plans simply helps you understand what you do and don’t want.


You still don’t need to have every answer.


That’s what the process is for.


You Just Need Somewhere to Start


Building a home involves a lot of decisions, but you do not need to make all of them today.


You don’t need the perfect floor plan.


You don’t need every finish picked out.


You don’t need to already own land.


And you certainly don’t need to understand every detail of construction before reaching out.


Start with the two things that matter most:


What can you comfortably invest?


Where do you want to live?


From there, we can begin putting the rest of the pieces together.

If building has been on your mind, your first step may be much simpler than you think.

Start with your budget. Think about your location. Then come talk to us. You don’t have to have the rest figured out yet.
